Furnish and change filters on each visit
Calibrate thermostat
Verify operating pressures
Verify voltage and amperage
Tighten electrical connections
Inspect for freon leaks
Lubricate where required
Inspect belts and adjust every visit. Change belts once a year on the spring visit
Inspect all safety controls
Inspect and clear condensate drains
Inspect for gas leaks in furnaces in winter season
Inspect heat exchangers for carbon monoxide leaks in winter season
Yearly condenser coil cleaning available

Inspect Heavy Chiller Equipment
Inspect pump and motors and lubricate where needed
Check refrigerant pressures
Check Amp Draws
Inspect controls
Tighten electrical connections
Inspect for freon leaks
Lubricate where required

Inspect condenser barrels
Annually rod condenser barrels
Pull and clean all strainers
- Refrigeration Maintenance 2 times per year
Thoroughly clean condenser coils
Secure loose panels
Check the temperature of the box
Adjust the temperature to Customer/Manufacturer specs
Blow out evaporator coil drain line
Visually inspect the evaporator coil for ice build up
Adjust defrost timer as required
Check lighting and confirm all lamps are operational
Check for sufficient air space behind units for proper air circulation
